A VeraFrame factory-built mid-rise apartment building in daylight

Now underway · Cocoa, Brevard County, Florida

Florida’s institutional-class affordable & workforce housing platform.

  • We build Cat-5 resilient homes on an indoor assembly line.
  • We take them from raw land to a move-in-ready community, start to finish.
  • We deliver at rents Florida families can actually pay.

Factory site selection is underway in Brevard County, capacity reservations are open to contractors, and the first communities are in planning right now.

Florida’s institutional standard

Housing built to the standard Florida keeps asking for.

Institutional-class means the boring things are handled: the schedule holds, the price holds, the building survives the storm, and one company answers for all of it. That is what we are putting on the ground on the Space Coast.

Delivery you can schedule

Indoor production runs year-round, so a delivery date holds through storm season instead of sliding with the weather.

Costs that hold their shape

Repeatable factory output turns unpredictable field cost into a per-unit number a lender or a county can rely on.

Built to survive the coast

Galvanized steel cores and IMP envelopes earn the deepest wind-mitigation insurance credits available in Florida.

One accountable party

Land, entitlements, manufacturing, construction, and operations sit with us — not spread across seven counterparties.

Who we are building this with

General contractors & developers

Reserve line time and underwrite against firm per-unit pricing.

Housing authorities & municipalities

Put units in the ground on a schedule residents can count on.

Landowners & economic development

Bring us industrial sites on the Space Coast for the first facility.

Public-private partnerships

We believe this gap gets closed together.

Workforce and affordable housing does not get solved by government alone or by private industry alone. We build through PPP structures — local government and private industry at the same table, each doing what it does best.

Public side

Land, entitlements, zoning certainty, infrastructure, and incentive programs that make attainable rents pencil.

Private side

Capital, factory manufacturing capacity, delivery schedule, construction execution, and long-term operations.

Shared outcome

Homes teachers, nurses, first responders, and trades can actually afford — delivered on a schedule the community can count on.

The supply gap

Approved on paper. Almost nothing in the ground.

Florida passed the most aggressive housing-policy stack in the country. The entitlements exist. The capital exists. What does not exist is anyone able to deliver at the cost and speed the affordability math requires.

“168 of 182 publicly tracked Live Local projects are not yet under construction — many facing financing, tax-abatement timing, entitlement, or execution constraints. That is precisely the gap VeraFrame is built to fill.”

Conventional construction

Stick-built · field-assembled · weather-dependent

  • 30% cost inflation since 2019

Affordable per-unit costs now $325–$375K — pricing LIHTC deals out of the market.

  • 168 of 182 projects not in the ground

Financing, tax-abatement timing, entitlement, and execution constraints stall delivery.

  • 50% slower delivery

Field-built schedules slip on weather, labor, and material delays.

  • Wood-frame, uninsurable trend

Cat-5 risk and insurance repricing penalize stick-built every renewal cycle.

The VeraFrame answer

Factory-built · climate-controlled · vertically integrated

  • Cost predictability is the product

Factory production replaces field variability with industrial precision.

  • 50% faster cycle, indoors, year-round

Climate-controlled construction eliminates weather, schedule, and supply slip.

  • Cat-5 steel core, IMP envelopes

Qualifies for the deepest wind-mitigation insurance discounts available.

  • Land to operations, in-house

Land, entitlements, manufacturing, construction, and operations all handled by one team instead of seven outside firms.

The solution · land to keys

Four systems. One roof. Everything handled in-house.

01

Climate-controlled manufacturing

Indoor assembly line, 24/7 capacity, minimal waste, weather-independent — a 50% faster cycle than field construction.

02

Cat-5 resilient product

Galvanized steel core with composite IMP envelopes. Resistant to wind, water, mold, pests, and decay.

03

Full vertical integration

Land, entitlements, development, manufacturing, construction, and stabilized operations — every margin kept in-house.

04

Designed to the AMI budget

Studio to 3BR, roughly 160–1,150 sq ft. Smaller, smarter units engineered to land inside the affordability band.

Most builders handle one step and hand off the rest. VeraFrame handles all of it, so one company answers for the whole build.

The product · the unit mix

Contractors & developers

Pre-order production capacity before the line is full.

We are signing non-binding Memoranda of Understanding with general contractors, developers, housing authorities, and LIHTC syndicators who want first position on VeraFrame’s Florida production. An MOU costs nothing and commits you to nothing — it reserves your place in the build queue and locks in indicative pricing while the facility is being financed.

Start an MOU conversation
  • Queue priority

MOU holders are allocated line time first when the facility commissions.

  • Indicative pricing

Per-unit pricing bands you can underwrite against today, ahead of production.

  • Non-binding

No deposit, no obligation. A signal of intent that helps us size the plant.

  • Schedule certainty

Indoor production gives syndicators a delivery date they can actually finance.

Brevard County · Space Coast

We are actively scouting land for the manufacturing facility.

VeraFrame is headquartered in Cocoa, Brevard County. We are in active site selection for our first climate-controlled manufacturing facility and want it here, on the Space Coast, where the workforce and the housing need are both immediate.

Brevard is the first home of VeraFrame manufacturing. Our first facility will be built here, and from this Space Coast plant we will expand to other parts of Florida and then to markets across the country — but it starts in Brevard.

We are speaking with county and municipal economic development staff, industrial landowners, brokers, and utility providers about sites suitable for a heavy-industrial assembly plant with rail or highway logistics access. If you control land, administer an industrial park, or work in county economic development, we would like to hear from you.

How we are organized

Three divisions, one platform.

VeraFrame runs as three connected divisions. Each one stands on its own, and together they take a site from raw land to a stabilized community — then repeat it.

01 · Manufacturing

The plant, the line, the equipment.

A climate-controlled facility for modular, precast, and specialty-material assembly, structured around OBBBA tax partnerships. This is the industrial base everything else sits on.

02 · Projects

Land and entitlements.

We control proposed sites through purchase and sale agreements, fund the land and entitlement process through final development plan approval, and hold the plan approvals that make a project real. An entitled site can be sold, joint-ventured with a funding partner, or built out in-house — no project moves without the approvals we control.

03 · Scale

Repeat, sell, and diversify.

We repeat the model and scale it — selling to developers, builders, and DIY buyers, and building in-house services and financial products that help our renters improve their financial position and step up to more VeraFrame homes as they can afford them.
